SELLING YOUR HOME
No matter what your reasons are for selling, remember that now is no time to delay. The process of preparing your home for sale can take a month or more. So, here's the best way to get the most for your property.
1. Take a Fresh Look at Your Home as though from a buyer's perspective.
Take a fresh look at your dwelling. Drive around the block, and then scrutinize your home as a prospective buyer will see it for the first time. First, does your home need washing or painting? Does the driveway need repair work? Is the landscaping in good shape? Remember, your buyer will be very critical.
Next, pull into the driveway and take a good, hard look. Is the yard neat and trimmed? What about the view from the front yard? Then, walk inside and look at the interior as though seeing it for the first time. Imagine what your buyer might say about each room. Check out your cabinets. Are they organized & free of clutter. Check all your bathrooms making sure they are spotless and free of mildew. Are your closets organized and free of clutter?
Then, make a list of all the things you need to do to make your home appealing to a new buyer.
2. Clean Out the Clutter and have a moving sale.
Before you put your home on the market, get rid of clutter in every area -- closets, attic storage, kitchen cabinets, drawers, bath vanities, and shelves -- everywhere. If you don't use it, lose it!!! Potential buyers are seriously put off by clutter, and have a hard time visualizing your home without the clutter removed. You may need to remove some of your furniture. Too much furniture in a room makes it appear small.
Have a great moving sale with all the stuff you've collected and use the proceeds for paint or whatever other materials you need for repair projects. If you just can't bear to part with some possessions, store them in some other place that's out of sight to a potential buyer.
3. Clean your home thoroughly.
After you've cleared out the clutter, it's time to really clean. In short, clean everything.Have the carpets professionally cleaned, polish the floors, scour the bathrooms, go over the laundry room, polish the furniture, scour out the cabinets, wash the windows and window coverings, and clean the ceiling fans and kitchen appliances. Don't forget the exterior; paint or power-wash everything that needs the work.
4. Get More for Your Home: Repairs Pay Off
After you've cleaned the place to within an inch of its life, the next project is making all the repairs necessary to attract a buyer and get the most money for your efforts. Make your entry really shine. Repair screens, doors, & windows. Repair any plumbing problems. Touch up paint. Check the exterior for peeling paint. Update your landscaping. Trim, mow and edge your yard.
Also, it's a good idea to get all this done before getting the real estate broker to make the first listing -- a good agent will advise you on what needs to be done.
Should you decide you don't want to fix up your property and you want to sell "as is", you will be paying a price. Generally, a buyer will assess about twice the price you would have paid for repairs and deduct that amount from your asking price before making you an offer. before making an offer.
5. Showing your property to prospective buyers.
Even if it is daylight, open your blinds and turn on all lights and lamps. This will make your home look brighter and warmer to the buyer. Also open all interior doors so the home appears more spacious. Close closet doors. If you have pets, be sure litter boxes are clean and the home has no pet odor. Also, pets need to be confined before buyers look at your property. Clean off refrigerators and counter tops. Make your home available to be seen by prospective buyers with little notice required. It is important for you to arrange to be away from your home during showings. Buyers need time to get acquainted with your home without your presence.
